Why the North Country?

Industrial Sites

The costs of land and buildings is significantly lower in the North Country than in other areas of New York State and in competing areas of the United States and Canada.

The average cost of developed industrial property in the North Country is $10,000 - $20,000 per acre. A wide range of 5 to 10 acre industrial sites are available in business and industrial parks throughout the region.

The average cost per square foot of industrial manufacturing space is between $2.50 and $3.75, substantially less than competing areas.

Electricity

The North Country is well-served by The Niagara Mohawk Power Corporation, NYSE&G, The NYS Power Authority and municipal utilities which provide reliable, low-cost energy to businesses and homes.

Natural Gas

Natural gas service is provided by Niagara Mohawk, St. Lawrence Gas Company and NYSE&G to selected areas of the region. Additional service areas are developed on an on-going basis.

Telecommunications

New York Telephone Company provides telephone service to the North Country. NY Tel has brought state-of-the-art technology to the region, including digital switching and fiber optic network facilities.

The phone system capacity allows for future growth and provides a range of advanced services such as digital Centrex, Integrated Services Digital Network (ISDN), and Custom Local Area Signaling Services (CLASS).

Water & Sewer

Lake Ontario, the St. Lawrence River, and major interior waterways provide an abundant, inexpensive water supply. Municipal water and sewer systems are constantly being upgraded to support growth.
